Airbnb Listing Review

  • $250 per listing

  • Property Owner who wants to have fresh eyes look over their Airbnb listing and provide a review of such listing with property specific recommendations.

  • 1 WEEK

    • Review of the Airbnb property/properties including recommendation and strategies to make your listing (s) stand out, particularly in relation to photos, descriptions, and guest reviews

    • Booking platforms recommendations

    • General suggestions and advice

    • Owner implements recommendations, and advice provided by Fully Booked Airbnb Consulting

  • Full payment must be made prior to commencement of works.

  • If you are after an Airbnb Listing Review that has specific requirements and is out-of-scope of what the aforementioned review offers, please request a quote.

Airbnb Listing Setup OR Optimisation of Existing Listing

  • $450 per listing / initial booking platform

  • Property Owner who is new to short term renting who wants a new Airbnb/VRBO/Booking.com listing created or an existing listing optimised.

  • 1 - 2 WEEKS

    Turnaround time begins after client provides ALL listing materials (i.e. property photos, rates, specific wording, if any etc) to Coastal Luxe Property Hosting.

    • Creating and catapulting your listing to the top of the search page by incorporating well-researched keywords, tailored to your target audience.

    • Writing of an enticing description and up to 20 photo captions with an appropriate tone of voice to capture your reader's interest.

    • Providing price & amenity recommendations based on an in-depth competitor analysis as well as real time data to optimise your conversion rate.

    • Personalised pre-check in and post-check out email templates, designed to boost 5-star ratings!

    • Booking platforms recommendations.

    • General suggestions and advice, including host profile description suggestions.

  • Full payment must be made prior to commencement of works.

  • Coastal Luxe Property Hosting has to be made a co-host on the booking platform to build listing.

Package 1: Full Hosting 

  • 20% of total nightly rate

  • Property Owner who wishes to have every aspect of their holiday rental property fully managed.

    • Guest Communication: 
      Promptly respond to inquiries, questions, and booking requests from potential guests to ensure a positive and professional interaction. 

    • Check-In and Check-Out: 
      Check-in and check-out communication with guests providing them with necessary information about the short-term rental, and ensuring a seamless check-out process. 

    • Third-Party Maintenance Services 
      Overseeing maintenance (i.e., cleaners, lawn and general maintenance, and linen services) and ensuring that your holiday rental is clean, well-stocked, and in excellent condition for each guest's stay. 

    • Reviews and Feedback: 
      Encouraging guests to leave reviews and feedback to enhance your short-term rental’s reputation and attract more bookings. 

    • Pricing and Optimisation: 
      Monitoring the short-term rental’s pricing to ensure competitive rates and optimising bookings to maximize your rental income. 

    • Local Recommendations: 
      Providing guests with information about the local area, including dining, entertainment, and attractions, to enhance their overall experience.

    • Monthly Earnings Summary
      Providing monthly summary of earnings in order for property owner to have an overview of how their investment is performing.

    • Bonus: 
      Creating a Welcome Booklet/Guide Template that is customised and provides useful onsite information to compliment the guests’ stay. 
       

  • ALL third-party maintenance service costs (i.e., cleaners, lawn, pool, appliance maintenance, and linen services).

Package 2: Partial Hosting 

  • 10% of total nightly rate

  • Property Owner who wishes to control some aspects of the hosting of their holiday rental property.

     

    This will be a co-hosting arrangement.

    • Guest Communication: 
      Promptly respond to inquiries, questions, and booking requests from potential guests to ensure a positive and professional interaction. 

    • Check-In and Check-Out: 
      Check-in and check-out communication with guests providing them with necessary information about the short-term rental, and ensuring a seamless check-out process. 

    • Reviews and Feedback: 
      Encouraging guests to leave reviews and feedback to enhance your short-term rental’s reputation and attract more bookings. 

    • Pricing and Optimisation: 
      Using dynamic pricing and revenue management techniques, monitor the short-term rental’s pricing to ensure competitive rates and optimising bookings to maximize your rental income. 

    • Local Recommendations: 
      Providing guests with information about the local area, including dining, entertainment, and attractions, to enhance their overall experience.

    • Bonus: 
      Template Welcome Booklet/Guide is provided to property owner for their use. 
       

    • Third-Party Maintenance Costs:

    ALL third-party maintenance service costs (i.e., cleaners, lawn, pool, appliance maintenance, and linen services) are to be paid by property owner.

    • Third-Party Maintenance Services: 

    No overseeing of maintenance (i.e., cleaners, lawn and general maintenance, and linen services) and other third party service providers.
